Key Development Projects
Windermere Build to Suit
South Hill Area, Puyallup, Washington
At the request of Windermere Real Estate South, Inc. (A Windermere Real Estate franchise), Morningside Development Group identified and secured a site for their new office location on the South Hill of Puyallup. Morningside then organized a joint venture arrangement for Absher Construction Company to build the office building and remain a partner in the facility with Windermere. This project was completed and occupied in September 1995.
Spring Meadows
Graham, Washington
Working within a joint venture arrangement with the underlying property owner, Morningside Development Group secured the entitled 58 lots by submitting a preliminary plat only days before an area-wide downzone. Morningside then obtained preliminary plat approval in the face of organized and experienced opposition including an appeal to the Pierce County Council. The final plat engineering was complete in May of 1995 and construction began shortly thereafter. The project was sold to a local builder, RFK Construction, and has been completed.
Morningview Estates
South Hill Area, Puyallup, Washington
This high end development is characterized by large, steeply sloping lots which required mass grading to take maximum advantage of spectacular views of Mt. Rainier and the Orting Valley. An approved preliminary plat was obtained for the project in 1994 with final plat engineering completed in October of 1997. Construction began in winter of 1998, to coordinated joint access and utility improvements with the Morningview Ridge Planning Development (P.D.D.) below.
Morningview Ridge Planned Development District
South Hill Area, Puyallup, Washington
Two distinct market segments make up this 124 lot P.D.D., which lies south of, and adjacent to, the previously described Morningview Estates. Together, the projects provide three market segments (high end, move down and affordable amenity markets). A preliminary plant/P.D.D. was approved in early 1996. Final engineering plans were completed and approved late in 1997. Construction began in Winter of 1998.
North Glenn Planned Development District
South Hill Area, Puyallup, Washington
The challenge with this 48-lot subdivision was to come up with an adequate yield of marketable lots given a site that was 50% wetland and buffer. All planning and environmental challenges were met and an approved preliminary plat/P.D.D. was obtained and final engineering approved and permitted. Site development was completed in January of 1998 and lots were sold to DN Woodside, a production building company in Pierce County.
Cedars Bend Planned Development District
Orting Valley, Orting, Washington
Adjacent to a quality golf course and the Puyallup River, this 90 lot preliminary plat/P.D.D. has spectacular views of Mt. Rainier, the Puyallup River and High Cedars Golf Course. A preliminary plat/P.D.D. was approved in November of 1997. This plat was completed in 2000.
